The answer turned out to be mobile home flipping — a niche nobody I knew was teaching or even talking about. I brought in a friend on that first flip because I was too scared to do it alone. When the $30K profit hit my account, it stopped being a question of if I'd do it again.
Many deals later, I'll still tell you every gory detail. Walking in with an unrealistic picture of the work is how new investors get hurt.
Mobile homes are the business. The rentals are how I learned what else is out there — experience, not expertise, and I'll say so plainly rather than sell you on a model I don't run every day.
Education matters. Community matters. And a strong stomach doesn't hurt. Learn everything you can, surround yourself with people actually in the trenches, and when things get weird — trust your gut.
